New Construction and Homes Under $175,000 Continues to be Brisk
Savannah area market sales continue to be brisk for the sale of new construction homes and resales particularly under $175,000 price point. New construction remains very competitive due to builder incentives such as monies toward closing costs, upgrades at reduced prices.
This coupled with attractive interest rates are helping sellers sell their homes and builders move their homes during this economic climate.
The Savannah area has two military bases, Fort Stewart and Hunter Army Military Base, which continues to help the sales and leasing market for the coastal region to include Savannah, Richmond Hill, Pooler, Rincon, Guyton and Hinesville.

Prior to listing your home, you may wish to consider having a professional realtor provide your with a comparative market analysis (CMA). The realtor will usually provide this service to at no cost. The CMA may include active listings on the market, recent sales to assist you in determining the market value of your home.
If the home is in an area where there are properties which may not be comprable to your property, you may need to request the services of a professional real estate appraisal service.
Pricing is key to selling your home. If you do not have your home priced properly, you may not be able to attract buyers if it is priced to high. If you receive an offer, purchase and sale agreement on your home, the bank will require an appraisal and if the sales price is too high, it may often create difficulties for the seller to include but not limited to reducing the price of the home to sale the home or potentially losing the sale if the home does not appraise properly. Thinking About Purchasing a Bank-Owned or Foreclosed Property?
If you are getting ready to purchase a home which may be a bank-owned or foreclosed property, you need to consider a few items to help may the process easier for you.
Helpful tips for Foreclosed Property:
Before you begin searching for your foreclosed home, be sure to pre-qualify for a Loan with a Mortgage or Lending Company. Typically, the bank and/or owner of the property will ask to see verification that funds are available for you to purchase your home. They may request a letter or also contact your banking official or lender to validate the information is correct.
When searching for a home you may wish to call upon the services of an experienced real estate agent to assist you in making the purchase much easier for you and to help protect with special forms that have been devised by the real estate commission. The contracts have language which helps a buyer to get into and out of a contract.
Usually, foreclosed property is "As Is" and the seller does not want to make any repairs. It is important to have an inspection time period where you may inspect the property. You may wish to perform various inspections such as a home inspection, terminate inspection, pool inspection and depending on information that is available you may require structural or additional inspections.
It is also important to know that most banks that own foreclosed properties will not accept a contingency based on the sale of another home. Their goal is to have a quick closing and to have a ready and willing buyer who is ready to purchase and close on the property.
Negotiating a bank-foreclosed property can be frustrating at times because sometimes you are dealing with a major corporation and it takes time to respond to your offer.
